This luxurious country villa from 2007 is located just outside the historic wine village of Kalyvia next to ancient vineyards. Kalyvia is the administrative center of Lagonissi, better known as the Athenian Riviera, with its dozens of sandy and pebble beaches, private bays with crystal clear blue water in less than 10 minutes drive from the villa. The villa is situated in the middle of the peninsula, making the beaches of the Aegean Sea at a distance of only 5 to 6 km to the east or west. The villa is situated in a fenced garden with olive trees. The the owner's house located behind a high hedge of Mediterranean bushes and trees, so that both houses have complete privacy. Only in case you need anything the owner and his wife are at your disposal. The only part that is shared by the two villas is the on-site parking, secured by an electronic gate to ensure privacy. In spring the lawns are beautiful green colored. At the height of the summer they are somewhat brown duw to limited use of water, but it is still an attractive garden with blooming oleander, pomegranate trees, pear trees and roses in season. On the small estate hou can also observe laurel trees and fruit-bearing olive trees. You can admire them all from the balconies of the villa or from the terrace where you can sunbathe. The airport is nearby (10 minutes), just as the railway and the metro take you every 15 minutes to the center of Athens. Many buses go from Kalyvia to the sea and across the peninsula so you have easy access to major tourist attractions, sports facilities, antiques, seafood restaurants, taverns, museums, shops, cafes and nightlife. The villa is also ideally situated for walks in and around the hills. You can say with confidence that this is a fan-tas-tic villa with an all-in price: no additional charges for sheets, large towels, two cleanings a week and final cleaning are included, no charge for water or electricity. And all this up to 8 people. The house philosophy is based on minimalist simplicity with original art works by well known painters to give a sense of relaxation and charm to the guests. There is pace enough for 8 persons. The house size is 340 m2 of which the bedrooms take 100 m2. The villa is built with double brick walls with thermal insulation and concrete and is painted white with yellow tiles. The interior has sealed varnish oak floors on the bedroom and living room levels and high quality ceramic tiles on the lower ground floor and in the bathrooms. Bathtubs have shower facilities. The staircase, bathroom cabinet tops and other details are in white marble. All the color coordinated bedrooms have high quality modern furniture with internally sprung mattresses, all windows are of German hard pvc with double insulation and unbreakable security glass on the ground floor. The kitchen is of wood grain surface and has high quality cabinets. Extensive closet storage is throughout the house. The villa consists of three floors: the upper floor, the ground floor and the under ground floor. The upper ground floor consists of: 1. A large master bedroom measuring about 30 m2 with a full bathroom en suite (bathtub, shower, toilet, marble top with hand basin) with country and mountain views, and three large built in closets. The master bed sleeps two. Its mattress is 180 cm wide. 2. The yellow bedroom with a large partly covered balcony with rural and village views (see photo). The double bed mattress is 160 cm wide. 3. The beige bedroom with an east facing covered veranda looking over the property grounds and across to the hills. The double bed is 140 cm wide. 4. A second bathroom in black and white, with bathtub, shower, toilet and hand basin set in white marble. Bedroom floors are of oak. All three bedrooms are air-conditioned and furnishings and curtains are color coordinated. The ground floor, around 120 m2 consists of a very large L-shaped living and dining room and a smaller television and reading/music listening room. Besides the TV, a DVD- and CD-player you can use the Internet facillity. The TV room is air-conditioned while individual fans cool the rest of the area. The modern architect designed large open planned kitchen has warm wood colors offset by white cupboards and white walls. You can find there a fridge, a coffeemaker, a microwave oven, a common oven, een cooker with four ceramic zones, a toaster and an electric kettle. On the ground floor there is also a toilet for guests. There are three large veranda-terraces on this floor, one leading off from the living room overlooking the garden at the front, a totally private veranda for sunbathing enclosed by a wall and a high hedge of oleander and other Mediterranean bushes, and a large breakfast terrace off the kitchen enclosed on one side by a high green hedge. All verandas and terraces offer supreme privacy to the guests while the upper floor ones have open country views and the opportunity to watch the renowned Attica summer sunsets and the magical image of the rise of the moon enclosed in a luminescent halo over the olive groves to the east of Villa laurel at night. August full moons are an occasion to sit outside or to go to the beach as night turns to nearly day. For the more adventurous or romantic this is a unique time to visit the Acropolis or the Temple of Poseidon at Cape Sounion as the moon rises from the Aegean Sea to illuminate the whole landscape just 35 kilometers along the coast from Kalyvia. An experience of a lifetime! The lower ground floor - with ceramic tile floors. Here there is a very large bedroom with two single beds an a window looking out onto the front garden. There is also an L-shaped den with some minimal exercise equipment, suitable also for children to play here when indoors, a dartboard. The floors are linked with a spiral white marble staircase with non-slip strips on each step and infant-protection gates with a safety latch at the top and ground floor level at the entrance to the stairs. Unfortunately the villa is not suitable for the disabled owing to the levels and stairs. (In time it is intended to add a lift). Let's start nearby home. The villa isdeally located for walks and hiking in the hills, there are numerous points of interest from 1000 year old Byzantine churches and small farms to beaches and a famed 5 star seaside hotel, the Lagonissi Grand Resort whose guests include Leonardo di Caprio, Middle Eastern rulers, European royalty, political figures, internet billionaires and media personalities, while just next door are public beaches and our very own Kalyvia Municipal Kiosk (see photo on first page - the balcony is visible on the left) a cozy cafe/tavern right on the water serving cheap freshly cooked food and salads until late at night. Watch the magnificent sunsets from here as you sip ouzo, a beer, or wine from this area where the wines of Ancient Athens were produced. 50 minutes by car and metro to the Acropolis and the Archaeological Museum of Athens and many museums, 30 km from the temple of Poseidon at Cape Sounion, numerous archaeological sites around the village of Kalyvia, there are many concerts and open air event in the Athens area in summer, access to famous Kalyvia charcoal grilled meat taverns, and further out gastronomy of a high standard and to night and cafe life along the Athens Riviera. Numerous sports facilities, golf, tennis, go karting, diving, yachting, windsurfing, para kiting on the coast. Everything is within one hour of the villa with the fashionable resort Porto Rafti just 15 km away where cafes and clubs line the waterfront and opposite there is a marina with fish restaurants Italian cuisine and other eateries in a romantic environment. 20 minutes drive east is the historic port town of Lavrio with its new marina where some super yachts can be seen as well as smaller sailing yachts for rent. Here neo-classical waterfront cafes are filled with clientele of all ages, while fresh fish is sold direct to you from the fishing boats. Ferry service to nearby is Kalyvia's well known grilled lamb, chicken and beef restaurants and its few cafes are open all the year as are a couple of local bars. You can buy wine from local producers and organic vegetables from the farmer as well as local free-range eggs. 800 year old olive trees stand in neighboring fields next to Villa Laurel and several 1,000 year old Byzantine churches can be found in the fields of Kalyvia as well as archaeological sites. nearby at the Olympic Equestrian Center (4 km) 6,000 year old Neolithic settlements were uncovered when the site was being excavated for the Athens Olympics of 2004.Kalyvia has history, and is centrally placed for day trips to the islands and to numerous attractions. The famed Mt Parnassus ski center is 3 hours away near Delphi in the charming scenic village of Arachova.
